Commercial Roof Inspection in Scottsdale, AZ

A commercial roof is an important part of protecting a business property, its interior spaces, equipment, inventory, and daily operations. Regular inspections can help property owners and managers understand the condition of their roofing system and identify concerns before they develop into more extensive damage.

Everguard Roofing & Repair provides professional commercial roof inspections in Scottsdale, AZ, evaluating visible signs of damage, deterioration, leaks, and other conditions that may affect roof performance. Our team takes the building’s structure, roofing materials, age, and environmental exposure into consideration when assessing the condition of the system.

Scottsdale’s intense sunlight, extreme heat, strong winds, and seasonal monsoon storms can all contribute to commercial roof wear over time. Regular professional evaluations can help businesses stay ahead of potential roofing problems.

Evaluating Your Commercial Roof

A Closer Look at Roof Condition

A commercial roof inspection involves more than looking for obvious damage. Roofing systems contain multiple components that work together to protect the building, and problems in one area can eventually affect other parts of the system.

Everguard Roofing & Repair looks for visible concerns such as damaged roofing materials, deteriorated areas, flashing problems, signs of water intrusion, and other conditions that may require attention. A thorough evaluation gives property owners a better understanding of the roof’s current condition.

Identifying Problems Before They Grow

Early Attention Can Reduce Bigger Concerns

Small roofing problems can become more serious when they remain unnoticed. Minor leaks, damaged materials, or deteriorated flashing can allow moisture to enter the building or cause additional deterioration over time.

Regular inspections can help identify these concerns earlier. Knowing what condition the roof is in allows property owners to make more informed decisions about maintenance, repairs, or potential replacement.

Commercial Roof Inspections for Scottsdale’s Climate

Checking for Heat and Storm Damage

Commercial roofs in Scottsdale experience prolonged exposure to intense UV rays and high temperatures. Over time, this exposure can contribute to material aging and deterioration. Seasonal monsoon storms can create additional stress through heavy rainfall and strong winds.

Everguard Roofing & Repair considers these environmental conditions when inspecting commercial roofing systems. Evaluating the roof after significant weather events can also help identify damage that may not be immediately visible from inside the building.

When Should You Schedule a Commercial Roof Inspection?

A commercial roof inspection can be useful at several points throughout the life of a roofing system. Property owners may consider an inspection when a roof is showing signs of aging, after significant weather, before purchasing a commercial property, or when planning future roofing work.

Warning signs that may justify professional attention include:

  • Water stains or signs of moisture inside the building
  • Damaged or deteriorated roofing materials
  • Loose or damaged flashing
  • Recurring leaks
  • Visible roof wear
  • Standing water or drainage concerns
  • Damage following strong winds or monsoon storms

Addressing these concerns early can help property owners better understand the extent of the problem and determine an appropriate course of action.

A professional inspection provides valuable information when planning the future of a commercial roofing system. Instead of waiting for a major leak or visible failure, property owners can use regular evaluations to stay informed about the roof’s condition.

I used Everguard Roofing and Repair to install a new roof on my home. My consultant Dave Hayes did everything from communicating with my insurance, detailing the procedure, and even helped me pick the colors and options that would look best on my home. All in all it was a very seamless experience and would 10/10 recommend them for anyone looking to get a new roof.

I am writing in appreciation for the work Adam Cleveland and his team, with Everguard Roofing and Repair, did on my roof. Adam came to my door and identified significant roof damage (which I had not expected) approximately 7 hours after a fierce wind and hail storm hit it overnight. Adam explained his findings and started my education regarding how insurance payments for such damage are negotiated. His communication was straightforward and clear and proved to be quite accurate. I filed a claim with my insurance company and after a few days of research I contracted with Everguard and Adam’s team. I learned that the roofer identifies and documents visible damage and determines the cost of repairing it. He sends a report to the insurance company and they review it. If they agree with the roofer, they send a check and work can begin. If not, insurance and roofer discuss what is needed to repair or replace the roof and what is covered by insurance, and when agreement is reached by all, including the owner, insurance sends a check. As roofing is removed, if additional damage is uncovered the roofer submits a “supplement” request to the insurance company for the cost of repair for this newly evident damage. Adam and his team submitted seven supplement requests to my insurance company over the course of the roof repair. They put a lot of work and knowledge and time into providing evidence of various discovered damages and documenting the need for specific materials in some cases. All seven supplements were eventually approved and resulted in my total insurance company payment almost doubling due to hidden damage that became visible as layers of roof were removed. I am very grateful for this outcome! There are other factors that were positive for me. Every member of the team working on the roof was cheerful and friendly and appeared skilled and careful in their work. Adam was always accessible by text or phone. He kept me informed about things like damages uncovered during roof work, how negotiations with the insurance company were going, and timing of ordered materials. Adam helped me understand some of the rules and requests of my mortgage company, and he completed and returned any forms they required of him. A huge help was given me after all the roof work was done and I needed to hire an independent assessor to determine if all the work was completed and done properly before the last insurance check would be sent. I scheduled a “virtual” appointment and assumed that the company would arrange for someone to come to my property at the appointment time to take videos of the areas the assessor wanted. Instead, I learned when I checked in, it was my responsibility to arrange the video work, and most owners did their own video recording. I knew I was not the right person for that, and I called Adam. He said he could send a team member to work with the assessor the next day. I got an appointment. The next morning Shelby and Jay arrived, both very nice, experienced, and tech-savvy. It was not an easy project, even for them. The written directions for joining did not work and connection was inconsistent. With assistance from the assessor’s staff, Jay and Shelby worked on joining for at least an hour. They remained calm and focused and never mentioned rescheduling, and when joining was successful and communication was smooth, they obtained all the videos the assessor wanted. The assessor’s report confirmed that all the work was correctly done and completed. I want to say also that the new roof looks great! I love it. Thank you, Adam and team!
